2. Where we are licensed

Wonder Rates is licensed to originate residential mortgage loans in 17 states: Alabama, Arizona, California, Colorado, Florida, Georgia, Louisiana, Michigan, North Carolina, Ohio, Oklahoma, Oregon, Pennsylvania, South Carolina, Texas, Virginia, and Washington. State-specific notices

Texas. Consumers wishing to file a complaint against a company or a residential mortgage loan originator should review the Texas Recovery Fund Notice required by 7 TAC §80.200(b), which includes the Texas Department of Savings and Mortgage Lending complaint address and toll-free consumer hotline.

Additional state-required disclosures are delivered with your loan application and loan documents where applicable.

3. Lending, rate, and pre-approval disclosures

We are a broker, not a lender. Wonder Rates arranges loans with third-party wholesale lenders. We do not make credit decisions, fund loans, or service them. The lender that funds your loan sets the final terms.

Nothing on this site is a commitment to lend. Rates, payments, fees, and program terms shown anywhere on this site — including on our calculators, rate pages, sample scenarios, and ads — are estimates for illustration only. They are not an offer or a guarantee of credit. All loans are subject to underwriting, credit approval, income and asset verification, property appraisal, title review, and program eligibility. Not all applicants qualify.

Rates change. Displayed rates are based on assumptions that may not match your situation, including credit score, loan amount, loan-to-value ratio, occupancy, property type, debt-to-income ratio, discount points, and lock period. Your actual rate and annual percentage rate (APR) may be higher or lower. Rates are not locked until you receive a written lock confirmation.

Calculators are educational. Our calculators produce estimates from the inputs you provide and do not include every cost of homeownership. They are not financial, tax, legal, or investment advice. Consult your own advisors.

Credit checks. Checking your options at the start of the process uses a soft credit inquiry, which does not affect your credit score. A hard credit inquiry, which may affect your score, occurs later — only with your authorization — when you move forward with a full loan application.

Compensation. As a mortgage broker, Wonder Rates is compensated either by the lender or by the borrower on a given transaction, but never by both. The compensation arrangement that applies to your loan is disclosed to you in writing before closing.

4. Advertising and marketing disclosures

Wonder Rates advertises online, including on search engines and social media platforms. If you reached this site from an advertisement, the following applies to that ad and to the page it sent you to.

Advertised rates and figures. Any rate, payment, savings amount, or timeline in an advertisement is an example based on stated or typical assumptions. It is not an offer, a quote, or a promise of a specific result. Your terms depend on your own file.

Results and testimonials. Borrower stories, case studies, closing timelines, and savings figures describe the experience of specific clients under the conditions that existed at the time. They are not typical results and they are not a prediction of your outcome.

Awards and recognition. Industry recognition referenced on this site reflects the criteria of the organization that granted it at the time it was granted. It is not a guarantee of future performance and is not an endorsement by any regulator.

Lead forms. Forms on this site collect information so a licensed loan officer can contact you and prepare an estimate. Submitting a form does not create an application, a pre-approval, or any obligation on either side. We do not charge consumers a fee to receive information or a quote.

Third-party ad platforms. We use advertising and measurement tools from third parties such as Google and Meta. Their use of information collected on this site is governed by their own privacy policies as well as ours. You control what these tools may do here in section 6.

Education and courses. Our loan officer and real estate investment courses are educational programs. They are not investment advice, and they do not guarantee licensure, employment, income, or investment returns.

6. Compliance: privacy and consent management

Wonder Rates handles nonpublic personal financial information under the Gramm-Leach-Bliley Act and applicable state privacy laws. Our Privacy Policy explains what we collect, why, who we share it with, and the rights you have. The controls below govern the tracking technologies this website may use in your browser.

Advertising and analytics cookies are on by default, consistent with the opt-out framework of the states where we lend. You can turn them off below at any time. Your choice is stored in a first-party cookie on this device and applies until you change it. Clearing your browser cookies clears the record, and cookies default back on unless your browser sends a Global Privacy Control signal (see below).

Do not sell or share my personal information

California, and several other states where we lend, treat the use of advertising cookies and pixels as a "sale" or a "share" of personal information for cross-context behavioral advertising. Turning off Advertising cookies above opts you out of that sharing on this browser and device. We do not sell personal information for money, and we do not sell or share the nonpublic personal information you give us in a loan application.
