1. Who this policy covers
Wonder Rates, Inc. ("Wonder Rates," "we," "us") is a licensed mortgage broker operating in 17 states: Alabama, Arizona, California, Colorado, Florida, Georgia, Louisiana, Michigan, North Carolina, Ohio, Oklahoma, Oregon, Pennsylvania, South Carolina, Texas, Virginia, and Washington. This policy explains how we handle personal information collected through wonderrates.com, our landing pages and advertisements, our online loan application and borrower dashboard, our courses, and our calls, texts, and emails with you.
It applies whether you are just reading a guide, requesting a rate quote from an ad, submitting a full loan application, or enrolling in a course. Information you give us in connection with a mortgage application is also covered by the federal financial privacy rules described in section 8.
2. Personal information we collect
We collect only what we need to answer your question, quote a loan, submit a file to a lender, run our business, and meet our legal obligations. In the last twelve months we have collected the following categories:

| Protected classification characteristics | Ethnicity, race, sex, age, and marital status. Federal law requires us to request some of this information for fair lending monitoring under the Home Mortgage Disclosure Act. Providing it is voluntary, and we never use it to make credit decisions. |
| Sensitive personal information | Social Security number or ITIN, driver’s license or state ID number, financial account numbers and login credentials, and racial or ethnic origin. We use and disclose this only to provide the services you requested, to comply with law, and for the other permitted purposes described in this policy. |

You do not have to give us everything at once. Browsing the site requires nothing but the automatically collected device and activity information described above; a rate request needs only basic contact and property details; a full application needs the financial documentation a lender requires. On our rate-request flow, we also save your answers as you go — including a name, email, or phone number entered but not yet submitted — so that if you step away partway through, a loan officer can still follow up rather than losing your place. Declining to finish the flow does not stop this partial information from being retained under this policy.
3. Where we get it
We get information from you, from your device and browser, from advertising and marketing platforms, from referral partners, from consumer reporting agencies, and from lenders, settlement service providers, and public records.
4. How we use it
We use personal information to respond to inquiries, prepare loan scenarios, shop files across our lender network, verify identity and credit, communicate updates, provide courses and dashboards, send marketing, measure campaigns, improve our site, detect fraud, and comply with law.
8. Financial privacy notice (GLBA)
As a financial institution under the Gramm-Leach-Bliley Act, we are required to tell you how we handle the nonpublic personal information you give us in connection with a mortgage.
9. Calls, texts, and email
If you give us your phone number and check the consent box on a form, you authorize Wonder Rates and your assigned loan officer to contact you at that number about your inquiry.
10. Your privacy rights
Depending on where you live, you may have some or all of the rights below.

12. How long we keep information
We keep loan files, applications, disclosures, and communications for as long as our lending, licensing, and recordkeeping obligations require.
13. Security
We use encryption in transit, access controls, role-based permissions, monitoring, and vendor due diligence to protect personal information.
14. Children
Our site and services are for adults. We do not knowingly collect personal information from anyone under 18.
15. Third-party sites
Our site links to third parties. Once you leave wonderrates.com, the receiving site's own privacy policy governs.
16. Changes to this policy
We update this policy as our practices, our advertising, and the law change.
